Most rental data providers pull comps from listing marketplaces, and those marketplaces are paid to generate leads, not to report accurate inventory, which ends up inflating numbers through fake listings and leaving stale listings online for longer than they should purely because they keep generating leads and revenue. Dwellsy IQ is sourced through the Dwellsy marketplace, which only receives listings direct from PMS, and is completely free for renters and property managers, so comps reflect actual supply, not a count shaped by how a marketplace monetizes leads.

Can Dwellsy IQ’s data plug into our existing revenue management software?

Yes. Our products deliver unit-level or aggregated comps programmatically, built to feed directly into proprietary pricing and revenue management models without a heavy integration lift.

How current are the comps?

Data is captured directly from property management systems and updated continuously as those systems change. Update frequency for your specific delivery method is confirmed during onboarding.

What attributes come with each comp?

It depends on the product. Total IQ delivers unit-level listings with 50+ attributes including beds, baths, square footage, photos, and final asking rent, besides 250+ amenities. API IQ delivers data points directly from the Total IQ dataset, tailored to your subject unit or property. Trends IQ delivers median rent and YoY rent change by asset type at defined geo levels.

Is survey-based rent data accurate enough for daily pricing?

No. Survey data is collected at the unit type level, not the actual unit level, and can be months old based on survey frequency. This data is not granular or current enough for unit-level daily pricing decisions.

How far back does historical comp data go?

Back to January 2020, which supports understanding seasonal pricing patterns and longer-term neighborhood trends alongside current comps.

Do you sell renter PII along with comp data?

No. All data is public and comes from property managers systems. No PII, no private renter data.
