How it started

Dwellsy IQ started with a problem we couldn’t ignore. The rental market was running on unreliable, fragmented, and often wrong data—driven by scraped listings, outdated surveys, and incomplete datasets.

Why accuracy mattered more than anything else

Rent data shapes investment strategy, underwriting, housing policy, and pricing decisions. When that data is wrong, mistakes compound. We believed accurate rent data had to:

• Come directly from the source—property management systems—where rents are set and updated
• Be tied to unit-level pricing from real listings, not averages, estimates, or best guesses based on poor quality data
• Follow a robust normalization, data preparation, and methodology pipeline to ensure consistency, accuracy, and comparability across markets

Building the marketplace came first

We started by creating the Dwellsy marketplace to help renters and landlords connect without pay-to-play fees—only real and current available listings with protection against fraud.

From marketplace to data infrastructure

As the marketplace scaled, direct access to accurate rental pricing at scale became possible. We consolidated, cleaned, and transformed data from more than 30 property management system integrations and made those listings available as a unified, structured dataset.
